			<content:encoded><![CDATA[<p>I have had a very positive experience with my most recent short sale listing with Litton Loan Servicing. I received an approval in less than three weeks! Now since this is a cash deal, it will close in a couple of weeks after that. It happened so fast, I have to start looking for a rental for my sellers in the time it takes many banks to even confirm that the <a title="Las Vegas Short Sale" href="http://www.lasvegasrealestateagent.net">short sale</a> packet has even been entered into their processing systems.</p>
<p>When selling a home as a <a title="Las Vegas Short Sale Information" href="http://www.lasvegasrealestateagent.net/short-sale-information/" target="_blank">short sale</a>, the seller’s bank or servicer (a servicer is the company you send your mortgage payment to every month) will require the home to be listed with a licensed REALTOR®. Now, if the home is marketed properly, priced right, and the sellers fit the short sale profile necessary, an approval may be come along faster with Litton than with other banks and servicers.</p>
<p>There are many factors to consider when researching if a short sale is right for you. Here in the distressed Las Vegas real estate market, short sales are becoming more and more common. 			<content:encoded><![CDATA[<p>Indications out there on the front lines of the <a title="Las Vegas Short Sales" href="http://www.senasellsvegas.com/las-vegas-short-sales.php" target="_blank">short sale</a> market point to perhaps some banks are not only realizing the benefits of the short sale, but are gearing up to process them quicker. I have spoken to representatives of banks as well as other insiders and they explain the banks are reassigning personnel from the foreclosure departments to the short sale departments.<span id="more-56"></span></p>
<p>Although the <a title="Short Sale Questions" href="http://www.senasellsvegas.com/blog/2009/05/20/frequently-asked-questions-on-las-vegas-short-sales/" target="_blank">short sale</a> has been around for many years, they were very rare. Now you have hundreds of thousands of them. Demand has increased so much that they have become a mass product. The system was never designed to handle this level of volume.  Think of the following analogy: Imagine making a tasty burger at home, many of us can do it. Fire up grill,  invoke your recipe of a fine combination of herbs and spices, watch over it like an only child as it cooks to perfection. Now, how many of us can produce that same burger everyday to the entire population of a medium size town from our home—very few of us. The goal is no longer just making the product, but logistics and the ability to deliver to a screaming public.</p>
<p>The current White House administration via the Treasury Department is encouraging banks to speed it up. Some banks such as Wells Fargo have gotten proactive and we can often get approvals in about a month…not too shabby. Even ol’ Bank of America has begun to use the default services platform, REO TRANS (soon to be called, Equator) for sellers wanting to do a short sale. Rather than have the poor agents collect most of the data necessary and then have to fax 40 page packets (like they don’t get lost!) to the banks, sellers will be allowed to upload critical data right into the system itself. I don’t know if that is the complete answer, but it’s something at least!</p>
<p>What does this mean for distressed sellers looking to short sell their home? Improved systems will lead to an improved decision making process will not only increase the likelihood of an individual sale going through, but will bring new buyers into the market who previously would not consider a short sale due to the uncertainty involved.</p>

			<content:encoded><![CDATA[<p>I received a phone call the other day from an upstart real estate firm based out of Washington.  This person indicated they are looking to expand into the <a title="Las Vegas Real Estate" href="http://www.senasellsvegas.com" target="_blank">Las Vegas Real Estate</a> Market and are searching for a Tech savvy broker to manage the Vegas market.   He went into great detail about their company and why they were set up as a virtual real estate brokerage and why many brick and mortar brokerages are set up for failure.</p>
<p>He advised that many of the successful and growing real estate brokerages today are Exit Realty, Connect Realty and Keller Williams and their business model is modeled around these companies.  The biggest difference was the virtual aspect.  Their offices could be operated from a residential home if zoning regulations allowed it.  Everything would be web based and all agents would have a virtual office.  Everything would be paperless and meetings could be held right from their personal computers in 3D virtual rooms.  As much as I liked their vision and business plan, their model emphasizes recruiting for residual compensation.  This is the same model that Exit Realty, Connect Realty and Keller Williams employ.  Many real estate agents simply join these companies to recruit and earn their monthly residual checks.</p>
<p>As I do agree, the future of real estate brokerages will be virtual offices and brick and mortar companies will be a thing of the past, I don&#8217;t like the residual brokerages.  Their emphasis is recruiting when it should be directed on training real estate agents.  I get hit up all the time from real estate agents who hang their licenses at these companies.  Instead of recruiting they should be showing homes, writing offers, canvassing their neighborhoods, continuing their education or networking.  Leave the recruiting to the broker or the recruiter.</p>
<p>Back to the point of this article, with the average sales price falling as significant as it has, it&#8217;s becoming tougher to operate a brick and mortar real estate brokerage.  Their are many costs that are incurred with operating a brick and mortar real estate brokerage and those expenses are passed back to the real estate agents who hang their license there.  Unfortunately, the drop in home prices have affected the income for real estate agents and it&#8217;s affecting their bottom line.  It just doesn&#8217;t make sense anymore to hang their license at real estate brokerages that charge such high overhead.  Eventually more and more agents will move their licenses over to real estate brokerages that don&#8217;t have such a high overhead and these will be smaller virtual offices.</p>
<p>The death of the brick and mortar real estate brokerages is upon us!</p>
