Are You a Las Vegas Short Sale Listing Agent?

It seems almost every Las Vegas Real Estate Agent is calling themselves a short sale specialist lately.  With short sales becoming more and more prevalent because of the rapid fall in home prices, many real estate agents are targeting the short sale market.  Obviously not all real estate agents can be considered a short sale specialist, so how can a homeowner separate the specialists from the pretenders?  Especially when the homeowner finds themselves upside down and in a position where they have to sell their home, how do they know they are choosing the right short sale agent?

Short Sales require a real estate agent that is experienced in not only marketing the home, but obtaining an offer at or near market value, negotiating with the lender or lenders on behalf of the seller and coordinating with other lien holders.  It is also important that the Short Sale Agent maintains great communication with the buyer’s agent in order to prevent their buyer from walking away from the transaction due to the length time it requires to get an approval.  If you are interviewing an agent and they say it isn’t necessary to obtain an offer at or close to market value, you don’t want them as your agent!  It is definitely in the best interest of the seller to receive an offer at or close to market value as possible as this could be the difference in the Lender requiring the seller to hold an unsecured note or not.

Separating the real Las Vegas Short Sale Specialist from a pretender could be the difference in getting your home sold or losing it to foreclosure.  When you interview real estate agents that call themselves Short Sale Specialists, make sure you ask them the following questions.

  1. How many short sale transactions have you closed as the listing agent?
  2. When do you submit the short sale package?
  3. Will you call the Lender/Bank every week until we get an approval?
  4. Do you keep the buyer’s agent informed?
  5. How will you market my home?
  6. What about you makes you a better candidate to sell my home than the other real estate agents I am interviewing?

Before you select a Las Vegas Real Estate Agent to sell your home, it is imperative that you interview several agents!  Asking the above questions will give you a pretty good idea if the agent you are interviewing has any knowledge in short sales and if they are competent enough to handle the intricacies of the short sale process.

I agree with too many people calling themselves Las Vegas Short Sale Specialists. Most of these agents have not even closed a Las Vegas Short Sale. With the new MLS release, we can now look up how many Las Vegas Short Sales Agents have actually closed. Now they need to give this information to the public.
